Student Leasing Rules & Regulations
- Lessee, any members of the Lesseeās household or any guest of Lessee or any other person under the Lesseeās control shall not engage in criminal activity, including drug-related criminal activity, on or about the leased Premises.Ģż āDrug-related criminal activityā means the illegal manufacture, sale, distribution, use or possession with intent to manufacture, sell, distribute, or use a controlled substance (as defined in Section 102 of the Controlled Substances Act [21 U.S.C. 802]).
- Lessee, any members of the Lesseeās household or any guest of Lessee or any other person under the Lesseeās control shall not engage in criminal activity, including drug-related criminal activity, on or about the leased Premises.Ģż āDrug-related criminal activityā means the illegal manufacture, sale, distribution, use or possession with intent to manufacture, sell, distribute, or use a controlled substance (as defined in Section 102 of the Controlled Substances Act [21 U.S.C. 802]).
- Lessee or members of the Lesseeās household will not permit the Premises to be used for, or to facilitate, criminal activity, including drug-related criminal activity, regardless of whether the individual engaging in such activity is a member of the household or a guest.
- Lessee or members of the household will not engage in the manufacture, sale or distribution of illegal drugs atĢżanyĢżlocation, whether on or about the Premises or otherwise.
- Lessee, any member of the Lesseeās household, or a guest or other person under the Lesseeās control shall not engage in acts of violence or threats of violence on or about the Premises, including but not limited to the brandishing or unlawful discharge of firearms on or about the Premises.
- Lessee, any member of the Lesseeās household, or a guest or other person under the Lesseeās control shall not engage in rowdiness, public drunkenness, disorderly conduct, partying outside with loud music or other noise late at night, furnishing alcoholic beverages to persons under the age of 21 or other violations of Colorado alcoholic beverage control laws, failure to immediately pick up and dispose of broken glass and trash littering the outside of the property (including front porch), obstructing streets or other peopleās driveways with automobiles of those attending a function at the property, sexual harassment, or assaultive conduct directed toward others.
- Beer kegs are not permitted outside the Premises, no Lessee or guest is permitted on the roof of the house (unless to escape a fire), and no household furnitureĢż (couches, recliners or any other upholstered pieces), refuse (garbage cans, garbage bags, empty beer cases) or port-a-potties are allowed on the lawn or front porch.
